There was a question whether the initial lease was entered into properly, but the Court determined that the tenant accepted the terms of the lease pursuant to its long-term usage and pattern of behavior. The main issue in this case was the lack of maintenance upon the building by the tenant. Further, the tenant improperly terminated the lease.
